The Leighton & Henley Opportunities Scheme was created to enable potential individual investors or developers to get into the Central London residential market successfully by taking advantage of the Company’s extensive skills and experience.
Leighton & Henley will identify, design, build and sell individual developments in lot sizes from £10m upwards to suit individual requirements. As part of this process Leighton & Henley will appoint and manage the development team within agreed and recognised fee scales, carrying out all construction works strictly at cost.
This means that Leighton & Henley will not charge for creating and managing the development team nor will there be any management charges, costs or a profit element associated with the construction works.
The resulting fifteen percent reductions in costs on normal tendered estimates will be paid to Leighton & Henley only on sale or let of the completed development. By deferring such costs, the requirement for equity or debt to finance the development is reduced, thus improving the returns on invested equity.
